BUBOG ISLETIGANG, PANDARAONAN, NUEVA VALENCIAProvince of Guimaras, Island of PanaySUITABLEFOR -- SCUBA DIVING AND HONEYMOONERS HAVENAREA1.5 Hectare, more or less (plain area on top of the rock). In the Tax Declaration, the area is 4.6 hectaresincluding the area of the WHITE SAND that formed a SMALL BEACH during LOW TIDE at theNorthern Side of the Islet, facing SEAFDEC (Experimental Station of the bureau of Fisheries), which isfully covered during high tide.DESCRIPTIONThe Bubog Islet appears like a huge aircraft carrier that can easily accommodate a twenty room mansionand a wide ground to ran around. The only difference – the islet is dotted with green and lush foliage, colorful Bougainvilleas and Coconut Trees. The circumferential branches of the Talisay Trees serve asumbrellas for those who would enjoy trekking the edges of the islet. What is interesting about this Islet – at least, 24 floating cottages can be set up - lined in V-shape towardsthe eastern side, thus 60 couples (or “honeymooners”) can be easily accommodated in the area, at anygiven time. The eastern point is facing the mainland (Barangay Magamay, Pandaraonan, Nueva Valencia). Duringlow tide, the water recedes down to the middle of the Islet, exposing the white sand seafloor. In fact, youcan walk towards the nearest side of the mainland, which is just about 500 meters away. However, fromthe middle point, the seafloor gradually slides down to a depth of about 10 feet towards the western end, facing the open sea (also facing Tigbawan, Iloilo). The elevation of the western side drops down sharply. This side displays beautiful coral gardens, whichare very attractive for SCUBA DIVING or SNORKELING and indeed a TOURIST ATTRACTION fornature lovers. On the other hand, it is a perfect hideaway for those who need peace and privacy, for awhile, in order to reinvigorate.THREE (3) ACCESS STAIRWAYS for boat landings were constructed in the opposite sides of thewestern portion of the Islet. The OWNER is in position through TAX DECLARATION and PERMIT from the MUNCIPAL MAYORof Nueva Valencia to construct a building and other development. In fact, the Sangguniang Bayan hasrecommended favorably to NAMRIA the Award of the islets in the area to the occupants. There is an EXISTING CONCRETE BUILDING with 2 bedrooms. The ROOFTOP is flat and made ofconcrete and can be used as a HELIPAD or a place for “sunbathing.”POWER can be connected from mainland through MARINE CABLE. Likewise, WATER can be sourced-through deep well from the mainland and connected by gravity to the Islet. A CONCRETE TANK canalso be constructed for the collection of rain water. The SEPTIC TANK can be constructed ofCONCRETE material.
